Background introduction

According tothe National Building Leakage Survey Project Report of 2013issued by relevant survey companies and associations, the leakage rate of building roof, basement and household reached 95.33%, 57.51% and 37.48% respectively. Among the housing complaints, the proportion of water leakage complaints is the highest.

In the construction project, the cost of waterproofing project accounts for only 1%-2%, and the requirements are getting higher and higher. The current five-year quality guarantee of waterproofing project can not meet the requirements of "living in peace and work" and "well-off society". In Germany and other developed countries, the cost of waterproofing projects often accounts for about 10% of the total construction cost. At present, many experts call for increasing the cost of waterproofing, improving the requirements of waterproofing quality and so on. Waterproofing needs to match the level of modern residential buildings.

The low cost of waterproofing in existing buildings has resulted in serious leakage. Serious leakage can easily lead to more serious consequences such as steel corrosion and structural weakening. Common leakage and structural problems

According to nearly 30 years' maintenance and reinforcement experience of Taishi Company, the common leakage and structural problems are summarized as follows:

1. Cracks, dripping water, line droplets and area-type wet infiltration caused by various kinds of cracks;

2. Leakage of structural joints, such as expansion joints, deformation joints, construction joints, etc.

3. Leakage of joints such as nozzles;

4. Special leakage, such as underground water gushing under pressure, leakage of shield sheets and Bridge tunnels

5. Structural weakening, such as rust, unconsolidated concrete, aging of structure, inclination of building caused by settlement, and other structural problems such as pile foundation underpinning.

 

Treatment plan

According to the site and customer requirements, targeted processing:

1. On-site investigation

According to the technical regulations, the site survey is required to understand the site problems and construction environment.

2. Making construction plan

According to the site situation, the maintenance and reinforcement plan is formulated, and the communication and technical explanation with the construction personnel are carried out.

3. Special treatment according to construction scheme

Low pressure grouting, high pressure grouting, fast water stop, drainage and redesign waterproof layer, rust prevention, rust removal, reinforcement by planting bars, roof lifting and deviation rectification are used for treatment.

Commonly used materials are superfine cement, rapid solidification cement, permeable crystalline material, polyurethane grouting material, high permeability modified epoxy material, carbon fiber cloth, anti-rust paint, rust remover and other materials.

 

Attention

During construction, attention should be paid to the base surface and structure. The condition of the base surface does not meet the construction requirements and needs to be repaired or strengthened. Severe leakage needs to be repaired many times.

Maintenance and reinforcing materials must conform to the corresponding national standards, and have the corresponding test reports, factory certificates and other information.

During construction, professional construction plan and professional construction personnel must be provided.

After completion of construction, maintenance shall be carried out according to requirements, and handover shall be made only after passing the acceptance test.
